 Sutton Coldfield Surveyors Homebuyers Survey of 1934 semi detached house.

Typical Sutton Coldfield semi detached property dating from about 1930. Solid rendered walls, two course engineering brick dpc, tile roof and repalcement windows

 

The bricks below the dpc are covered with salts which have been left as damp evaporates off. The bricks are also starting to disintegrate due to frost damage

 

Uneven damp proof course due to early settlement of the foundations. The surveyor considered it to be long standing and unlikely to develop.

The thickness of the arch suggests that this property has solid brick walls that will be relatively cold and prone to condensation.

The face of the roof is distorted due to a warped longitudinal structural timber. Our Sutton Coldfield surveyors considered the distortion to be long standing and unlikely to progress. Note the shallow depth of the flat lead roof. Most unlikely to be insualted and will thus be cold and prone to condensation.

A small number of tiles are starting to disintegrate due to frost damage. The pointing of the hip tiles is eroding. There is little point in replcing it. If loose the tiles need to be lifted off and rebedded.

The obvious sag of the longitudinal timber depsite it being substantial. The movement is unlikely to progress but additional support could in this case be provided from an internal wall if required.

Mould due to poor ventilation of the roof void allowing conensation to form. In theory the associated dampness could cause deterioration of the timber.

Old style boiler flue.

Old 1980's boiler. Likely to be inefficient but very reliable and easy and cheap to maintain.

Badly misted glazing unit due to failure of the edge seals. The seals often fail due to them sitting in water as a result of the drainage holes on the frame being blocked. There is also no means of escape in the event of fire.

 Damp stain. Our surveyors considered condensation the likely cause as the skiritng board was dry and the wall below the stain was also dry. Theree was also no source of moisture for the stain to be caused by a leak.

 

Uneven floor fracturing at the joint of the tiles due to settlement of the fill below.
