A HOMEBUYERS SURVEY OF THIS 1940 TERRACE PROPERTY BY OUR INDEPENDENT RICS LEICESTER SURVEYORS FOUND THAT IT HAD BLOCKED UNDER FLOOR VENTS, POOR INSULATION, POOR FIRE ESCAPE ARRANGEMENTS AND SUBSTANDARD ELECTRICS
Front view. Note air bricks at the base of the bay. This property has suspended timber floors. Note the dark stripe of the two course of engineering bricks that are the damp proof course.
The small top openers will not allow escape if there is a fire.
The small brick faces on the bay suggest that this property has solid walls.
Note the poor laying of the metal work on the conservatory roof. Rain will blow into the gaps and the wind may damage it.
The conservatory has obstructed the air bricks so the suspened floors will not be as well vented as they should be encouraging damp and decay.
The timber deck will be lethal in wet or iy weather.
There is a very low level of insualtion and it was missing in many areas. Note the slight sag on the longitudinal timber which is slightyl undersized. The zig zag stain on the timber is likely to be due to condensation. It would be preferable if the roof void had vents to allow a good flow of air through the void. Use of expanding foam for an unknown reason may have obstructed ventilation.
The former fireplace has been removed. It would be preferable if a vent was installed so that warm air can flow up the chimney keiping it dry and removing moisture from the living rooms reducing the risk of condensation.
Low sockets are easily damged by vacuums. The wonky insecure wires are also indicative of amateur workmanship.
Lack of a green and yellow earthing cables on the various pipes may also be indicative of amateur workmanship.
