Brickwork and Window Lintel

Where brickwork has dropped above the front bedroom soldier lintel, this appears to be related to past movement. This issue is unlikely to worsen further but may be rebuilt for cosmetic effect if desired.

Structural Movement and Floor Slope

Severe structural movement was found, resulting in a noticeable slope to the landing floor.
This movement also caused fracturing and dropping of brickwork above some window openings — a sign of historic settlement.

Roof Covering and Load Concerns

The original slate roof has been replaced with heavier concrete tiles. There is no evidence that the roof structure was upgraded to support this increased load.

Without strengthening, the roof could be at risk of failure under heavy snow or other extreme conditions.

There is no evidence that the roof structure has been upgraded to cope with the extra weight of the concrete tiles. The roof covering is some years old and there is no evidence that the structure is particuarly distressed, but it could be vulnerable to failure in the event of heavy snow

There has also been no attempt to upgrade the annex roof structure.

Condensation related mould due to poor vantilation

Mould growing on the roof strcucture due to condensation. The new roof should have had ventilators palced in the surface to avoid this.

 

 

 

Gutter and Damp Penteration Risk

Poor gutter arrangement may put the property at risk of water penetration. As the walls are solid (not cavity), moisture can more easily penetrate and cause condensation or damp internally.

Vegetation in the gutter suggests it has silted up due to inadequate fall, which further inhibits drainage.

 

Replacement window and support concerns

It is unclear wether a lintel has been installed above the replacement kitchen window. Plastic frames are not very strong unless reinforced. There is however of evidece of any movement above the window opening
